In accordance with the Fee Structure for Architects and Engineers (HOAI), Metroplan's services cover all phases of general planning. We would be happy to provide you with an initial feasibility analysis. This forms the basis for further planning and enables you to make a realistic assessment of the expected costs and time frame. The detailed elaboration takes place within the framework of the draft planning, in which all necessary documents for the approval planning are also created. Metroplan creates the appropriate planning for a proper and economical awarding of the construction project, regardless of whether individual trades or general contractors are involved. In addition, our qualified construction managers are at your disposal for property supervision.

In this phase, we collaborate with you to collate all the essential requirements and data for the construction project, and conduct a joint site inspection. On this basis, we collaborate with all relevant specialist planners to develop preliminary designs and plans that align with the desired functionality, economic efficiency, and aesthetic requirements. We clarify the approval requirements, conduct preliminary negotiations and prepare the necessary approval documents and define a schedule for the further planning and implementation steps.
We translate the functional requirements into concrete design elements of your building project, create floor plans, views and perspectives. At the same time, the technical planning of the construction, supporting structure and building technology is carried out – in close co-operation with you and all other project participants and in compliance with all legal and building regulations. Once all the documents have been compiled, they are submitted for approval in close consultation with the relevant authorities.
In the implementation planning phase, we define the details of the construction elements, components, building materials, materials and building technology as well as the specifications and qualification requirements. We facilitate collaboration between the various trades and specialised planning teams to ensure seamless coordination. Furthermore, quality and cost control measures are in place. The objective of this planning phase is to produce precise design documents that will form the basis for the tendering, awarding and construction execution phases.
In order to facilitate the tendering and awarding process, we prepare the tender documents, which include detailed service catalogues or functional service descriptions. We provide comprehensive support throughout the bidding process, including meetings and negotiations, the compilation of all contract documents, award recommendations, and the documentation of the entire awarding process.
In this phase, we oversee the construction process on-site to guarantee that it is completed as planned, meets the technical specifications and quality standards, and remains within the agreed budget. In order to achieve this, we monitor the construction execution process, guarantee the rectification of any defects, coordinate the various companies and trades involved in the construction, ensure that the construction is accepted, and document the progress of the construction work. Our project supervision ends with the handover of the completed building and the documentation of the building acceptance to you as the client.
