The acquisition of building plots or existing properties can be an economically viable option for the development and expansion of industrial production and logistics services. With our Technical Due Diligence (TDD), we can quickly and efficiently check whether a plot or building is suitable for meeting your needs. To this end, we analyse potential risks associated with an acquisition.

Two-stage examination procedure

With our proven two-stage assessment process, we ensure that your investment is well considered and well-founded. In stage 1, we carry out a red flag analysis. To this end, we examine the plot or existing property quantitatively and qualitatively for all technical and legal parameters that must be fundamentally fulfilled for a purchase decision.

Our aim is to clarify for you quickly and efficiently whether an acquisition is an option or whether there are knock-out criteria after the initial review of all relevant information and whether alternatives should be considered.

If the property passes the first test, you can decide whether we should continue with the second stage of technical due diligence and carry out an in-depth analysis.

Level 1: Red flag analysis

  • For plots, the first stage of technical due diligence begins with the request and acceptance of the land use plan and development planning. We then carry out a ground survey, measure the plot and record all existing buildings and objects. Based on the land use and development plan, environmental and nature conservation concerns, any archaeological restrictions and neighbourhood conditions, we check whether the plot is suitable for your project.
  • For existing buildings, we obtain the construction and maintenance documentation and the development plan. Our interdisciplinary TDD team assesses the building fabric and checks all parameters relevant to your utilization requirements. These include, for example, the size of the building, the room layout, the layout of the areas, the type, scope and quality of the technical building equipment (TBE) and the maintenance costs.
  • The media supply, the general infrastructure and the building and planning law framework conditions for construction measures are recorded for plots and existing buildings alike. We analyse and evaluate the requirements for your project.
  • The Red Flag Report summarises all the results. It contains risks that can be assessed in monetary terms, including an initial cost estimate in accordance with DIN 276 and, for existing buildings, an additional tabular list of the planning and implementation conditions according to priorities (red/yellow/green) for each construction system and building section and short, medium and long-term forecasts of investment requirements for maintenance, modernization and refurbishment.
  • The Red Flag Report concludes with a recommendation on how to proceed. It also provides information on areas to be analysed in greater depth in a second in-depth phase of technical due diligence. 

Stage 2: In-depth analysis

If the property passes the first inspection, we offer to carry out a more detailed analysis in a second phase with the support of specialists, engineers and laboratories. 

  • We carry out on-site inspections in consultation with you, depending on the planned use and local conditions. In this way, we ensure the compatibility of the property with the planned investment and its eligibility for approval. If required, we carry out a geological soil investigation to determine the technical soil parameters, the groundwater situation and any contamination.
  • We also prepare a detailed investment and cost calculation in accordance with DIN 276 and a forecast of operating and maintenance costs for the next ten years. 
  • In the results report, we summarise all the information, test results, red flag report, individual reports and photo documentation and prepare a management summary with a technical purchase recommendation. We only issue these if we are 100 per cent convinced that the investment will pay off and that there are no significant risks.
