The design planning phase goes into detail. Our qualified engineers, planners, architects and civil engineers give shape and form to the previously agreed concept. Based on the preliminary planning and taking into account the costs and deadlines specified therein, they produce precise plans and true-to-scale drawings of design elements, building structure, floor plans, façades, structural solutions and building technology.
Legally compliant, flexible, scalable
The layout and utilization of the rooms is determined, as is their technical equipment and furnishings. This is done taking into account applicable building regulations, safety standards, fire protection and urban planning requirements, usually in consultation with the relevant authorities at an early stage.
In order to be able to react to future changes and further growth, we pay attention to flexibility and scalability in the design planning. The architectural details and the choice of materials are based on the desired functionality and aesthetics. Cost estimates and realistic scheduling ensure that the construction project remains within your planned time and financial budget.
More planning reliability thanks to digital 3D models
We first design your future building digitally in a 3D building information modelling system (BIM). The "digital twin" creates a digital model of your construction project that contains all relevant data and information. Realistic and virtually accessible design variants help you in the decision-making process and us in the integration and coordination of individual trades. This increases planning reliability and prevents expensive subsequent error corrections on the construction site.
BIM not only accompanies your building during planning and implementation, but also afterwards during ongoing operation, maintenance measures and in the future when renovations, extensions or conversions are to take place. It serves both as an "operating system" for building management and as a data archive in which all building-related processes are documented. It enables efficient communication between planners, owners, operators and service providers. At the end of the design planning phase, the building is fully planned.
Fulfil legal requirements with approval planning
During the approval planning phase, we ensure that the construction project developed in detail in the design planning stage fulfils all legal requirements. We also compile all the documents, certificates and approvals required for the construction permit. These include above all:

Comply with BIMSchV and StöV
Depending on the use of the building, we ensure compliance with the Federal Immission Control Ordinance (BIMSchV) and the Hazardous Incident Ordinance (StöV) in the event of potentially harmful environmental effects and the processing of hazardous substances. Furthermore, we possess extensive experience and a well-established routine in the planning of plants requiring authorization under the Federal Emission Control Act (BImSchG), including steelworks, rolling mills, foundries and combined heat and power plants.
If necessary, we submit applications for exceptions and exemptions, conduct negotiations with the authorities and make additions and adjustments to the design documents, descriptions and calculations.
Swift authorization procedures
We submit the design documents prepared in accordance with building authority specifications as a building application to the responsible authority. We liaise with the approval authorities at an early stage and maintain a continuous exchange throughout the planning process.
By maintaining regular and active involvement, we ensure a speedy approval process, a high level of assuredness of approval and adherence to deadlines. This also applies to ambitious schedules where multiple departments are involved in the approval process simultaneously or where the project is to be executed outside of Germany in accordance with the local regulations.
Utilise subsidies
The availability of extensive subsidies for renewable energies and subsidies for sustainable construction significantly reduces the investment sums required, ensuring a more rapid return on your investment.
We support you in your search for suitable funding programmes. We can also assist you with ESG or sustainability certification in accordance with LEED, BREEAM or DGNB, for example. These certifications document the energy efficiency and environmental friendliness of your building to customers, business partners and investors.
