All execution details planned from a single source
Once the concept and design of the building has been finalized through the design planning phase and the building application documents have been prepared and submitted, the implementation planning follows. Together with all the specialist planners involved, we use it to determine the details of the actual execution of the construction, in particular the dimensioning, arrangements, specifications and quality requirements of the building elements and components. These include walls, ceilings, floors, doors, windows, stairs, roofs, foundations, beams and columns as well as building materials.
Take building, process and material handling technology into consideration
We draw up plans for the installation of building technology such as electrical systems, plumbing, heating, ventilation, air conditioning and building automation, and in the case of production and logistics properties also for process and material handling technology. We also ensure that all planning complies with the results of the preliminary and design planning phases, the building permit and the technical process requirements.
If we identify inconsistencies, plausibility issues, deficiencies, change requirements or deviations from the project objectives, we will develop and submit corrective actions for your approval. Implementation planning also incorporates measures to ensure compliance with quality standards and cost framework.
With the greatest care
The aim of this planning phase is to leave nothing to chance – with precise documents that serve as the basis for the tender, awarding and implementation. The depth of planning in this phase depends on the complexity of the project and the preferred award procedure (individual procedure, large-scale trade procedure, functional general contractor procedure, guided engineering procedure). Careful implementation planning enables the building contractors to prepare detailed quotations with exact prices. This in turn reduces the project and cost risks for you as the client.
Integration and coordination
The various trades and specialist plans are integrated and coordinated in terms of time with the involvement of the architects, engineers and construction companies in order to ensure a smooth and efficient construction process. All interfaces where different trades touch or overlap are particularly critical. Typical examples are wall and ceiling connections, where the work of bricklayers, drywallers and electricians has to be coordinated, or all transitions from the interior to the exterior, where roofing, building insulation, window and façade construction meet.
Synchronization of the structural design
One focus here is the harmonization of the structural design, including formwork and reinforcement, with the plans for slotting work and openings for the installation of the technical building equipment.
To coordinate the timing of the work, as well as for inspections and progress measurements, we create a control schedule that incorporates the time periods required for ordering and supplying materials, pre-production and execution of the trades themselves.
Liquidity and Budget Planning
Our cash requirements and outflow planning provides you with an overview of expected payments for issued and upcoming orders throughout the project. This allows you to plan for sufficient liquidity to ensure the continuous progress of planning and construction work. The project schedule outlines the anticipated completion of partial services and the conclusion of work. From these, the expected invoice amounts and payment dates can be derived.
Based on our experience from previous projects, we create a preliminary distribution of the budget and coordinate it with you to ensure a smooth financial flow throughout the project.
Cost Certainty through Precaution
We identify collisions and conflicts between various building components or installations during the modeling of the construction project and the simulation of execution steps in our BIM system. We resolve these issues, for example, by altering cable routes, repositioning components, and adjusting dimensions in the construction plans, before misunderstandings arise on-site and costly, time-consuming rework becomes necessary.
Through collision planning, we also ensure that construction companies, working on various trades in parallel within limited space, do not obstruct each other or cause disruptions. Once again, we present all essential change requirements for your decision and approval.
