Holistic, systematic, successful

Commissioning is the last phase of a project - the building and facilities are ready. This phase is crucial for both operator and user as, from this point on, the building should be producing and generating a profit and offsetting the invested funds.

Commissioning is the ‘moment of truth’ for all involved. You must prove that the work done in the previous phases was solid and successful.

Commissioning requires extensive services which were already taken into account in the planning and implementation phases with regard to procedure structuring, defining documentation required for commissioning, as well as training and documentation.

Conditions for commissioning are the prior error and malfunction-free inspection of buildings, the technical building equipment, provision of all measures related to the product-specific interface services, training and instruction, and the handover of complete documentation.

Metroplan-Approach and methodology

Systematic discharge and approval inspections of the building and technical facilities take place prior to commissioning. To this end, Metroplan has developed a special procedure with clearly defined processes to check the buildings, components and facilities that are to be commissioned according to experience-based checklists which inspect quality, lack of defects and functional reliability. The approval procedure is specified and defined as part of the GC contractual documents; this sets out the expectations and GC obligations for approval for all those involved at the beginning of the implementation process in a clear and transparent way. A key component of the approval preparation is the building and technical documentation created by the GC with maintenance plans and instruction and training logs.

This documentation is prepared according to the company-specific FM rules and as agreed between ourselves and the client. The quality of the documentation determines the cost in later operation and the user-friendly handling by facility management. Checking of the documentation is done together with the client’s FM and Metroplan.

Another, and probably the most important part of preparing for commissioning, is the public and legal approval as a prerequisite for use authorisation and operation. We provide support for this approval process right through to receipt of approval, which is particularly important in complex production and logistics projects with interfaces and interdependencies between buildings and facilities.
