Transparency in awarding

The service description is the link between planning and implementation phases. The design created during planning is either defined in form of a detailed service specification or in form of a functional service description with information on qualities and standards, and this then serves as a basis for calculation and offers from construction companies.

The framework of logistics projects, in which rapid and efficient completion with cost security is a decisive factor, makes it particularly suitable for functional tendering from general contractor services. The functional service tender will determine which main services are to be provided and the precise details of the characteristics, expectations, function and quality features of the building to be constructed. After submission and the dedicated and transparent assessment of bidder offers using special Metroplan tools, negotiations with the bidders take place to clarify the technical, qualitative and professional content of the offers and negotiate the contract price.

When switching from the planning to the implementation phase, we see our role as both planner and consultant: Depending on the type of project, we advise our clients on optimal and project-suitable tendering strategies, building contract strategies and pricing (flat-rate price contract, unit price contract, GMP contract, etc.). As planners, we transfer the results of the planning phase into an integrated, functional tender, determining the characteristics of the construction and the function and quality features owed by the general contractor. Specific client concerns will be taken into account. This process also involves a binding deadline for the general contractor.

The quality of the tender greatly determines the economic success of the project: We provide the tendering documents in a comprehensive and contractually sound way, and thus lay the foundation for trouble-free and cost-effective project execution.

A clear, comprehensive description of services, taking into account all the interfaces between construction and logistics is key, in order to avoid additional costs later in the construction process. The comprehensive description of services which will be taken on in later contract documents allows us to defend against possible ulterior strategies conducted by general contractors, and therefore stay a step ahead.

We develop proposals for a number of bidders suitable for the construction project and thereby act impartially and independently.

As part of the contract awarding process, we examine the received offers with regard to technical concerns and budgetary requirements. Comparing the prices of the bids forms the basis for the first contract award negotiations. .

We support the client in negotiation discussions, clarify technical issues and thereby keep the interfaces constantly in sight. This allows us to integrate and coordinate all the participating specialist planners, depending on the requirements of the award process, thereby strengthening the client’s position in the negotiation talks.

In this way, we can achieve optimally negotiated results for the client and provide awarding recommendations after the assessment of all the information.
